RENTAL RULES AND REGULATIONS

1. CHECK-IN TIME is after 3 P.M. (EST) AND CHECK-OUT TIME is 10 A.M. (EST). NO early check-ins or Late Check-outs unless previously agreed.

2. SMOKING is strictly NOT permitted in the unit.

3. PETS are NOT permitted.

4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

5. DAMAGE/RESERVATION DEPOSIT- a damage/reservation deposit of $200 is required. This must be received within 10 (ten) days of making the reservation. The unit will not be considered booked until the deposit has been received. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within 14 (fourteen) days of departure, provided the following provisions are met.
a. The unit and its contents are not damaged beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All rubbish, debris and discards MUST be removed from the unit and taken to the local transfer station prior to Check-out.
d. Soiled dishes are placed in the dishwasher and cleaned.
e. All keys are left in the lock box and unit is left locked.
f. The remote control for the garage door is left inside the unit.
g. All charges accrued during the stay are paid prior to departure.
h. No linens or towels are lost or damaged.

6. PAYMENT - an advance payment equal to 50% of the rental fee is required 60 (sixty) days prior to arrival. The advance payment will be applied toward the unit rent. Please make payments in the form of cashiers checks or personal checks payable to Nicola Derbyshire, or by Credit Card via our website. The advance payment is not a damage deposit. The BALANCE OF RENT is due 21 (twenty-one) days before your arrival date when paying by Credit Card, or 30 (thirty) days if paying by check (please allow 7 days for postage).

7. CANCELLATIONS or CHANGES -
a) More than 60 (sixty) days prior to arrival - Cancellations, or changes to the booking that result in a shortened stay, that are made more than 60 (sixty) days prior to the arrival date will incur no penalty except if deposits were made via credit card. All credit card cancellations are subject to a 5% Cancellation fee or $50 whichever is greater.
b) Less than 60 (sixty) days prior to arrival - Cancellations or changes that result in a shortened stay, that are made within 60 (sixty) days of the arrival date, forfeit the full advance payment (50% of the rental fee).
c) Less than 21 (twenty-one) days prior to arrival - Cancellations or changes that result in a shortened stay, that are made within 21 (twenty-one) days of the arrival date, forfeit the full payment (100% of the rental fee).

8. BOOKINGS OF 21 NIGHTS OR MORE - a damage/reservation deposit of $300 is required within 10 (ten) days of making the reservation. The unit will not be considered booked until the deposit has been received. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within 14 (fourteen) days of departure, provided that the provisions listed in clause 5 above are fully met. An advance payment equivalent to 50% of the rental fee is required 90 (ninety) days prior to arrival. Final balance of payment is due 30 (thirty) days prior to arrival. Cancellations, or changes resulting in a shortened stay, which are made more than 90 (ninety) days prior to arrival will not incur a penalty. Cancellations or changes made less than 90 days prior to arrival will forfeit the full advance payment (50% of the rental fee) plus the deposit. Cancellations or changes made less than 30 (thirty) days prior to arrival will forfeit the full payment (100% of the rental fee), plus the deposit.

9. MAXIMUM OCCUPANCY - the maximum number of guests in the unit is limited to eight (8) persons.

10. MINIMUM STAYS - this property requires a 2 (two) night minimum stay. A 4 (four) night minimum stay may be required during peak and holiday seasons. Guests staying for less than the minimum number of nights will still incur charges for the minimum stay period.

11. INCLUSIVE FEES - rates include linens and towels. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the unit.

12. DAMAGE - guests MUST immediately advise Total Concept Property Management of any damage to the unit or malfunction of utilities.

13. HEATING - during winter months (November, December, January, February and March) the thermostats MUST NOT be set lower than 55 degrees. This is to avoid freezing of the pipes.

14. NO DAILY MAID SERVICE - the unit is cleaned prior to arrival and upon departure of our guests. Daily maid service is not included in the rental rate. However maid service MAY be available for an additional charge.

15. FALSIFIED RESERVATIONS - any reservation obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

16. PARKING - vehicles must be parked on the unit's drive or in the garage. Strictly no over-night parking on any of the roads within the Old Mill Estates development. Any guests bringing trailers or off road vehicles, such as snowmobiles, must store them in the unit's garage. If this is not possible they must be stored in the Old Mill Estates lock-up facility, please ask for details.

17. OFF ROAD VEHICLES - the use of off road vehicles is strictly not permitted on any part of the Old Mill Estates land. This includes, but is not limited to, snowmobiles, trail bikes and all terrain vehicles.

18. LIABILITY - all of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

19. PRIVACY - some of the homeowners at Old Mill Estates are permanent residents and we would ask that you respect their privacy at all times and keep noise to within reasonable levels. Guests determined to be in violation of this may be asked to leave the unit.

20. HUNTING is not permitted on any land within the Old Mill Estates development. However, hunting is permitted in some areas bordering the Old Mill Estates land. Walkers are advised to use appropriate precautions if walking in these areas during hunting season.

21. BAD WEATHER - no refunds will be made as a result of bad weather conditions.

22. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
